EnTrust completed a 13,300 RSF lease with Rush-Copley Medical Center at 1320 Highland Avenue in Aurora located across from the Presence Mercy Medical Center campus. We structured a lease that consolidated the tenant’s existing leases and expanded their premises under one master lease. This provided the tenant short-term savings and expansion flexibility while positioning the property with a long-term hospital credit tenant. EnTrust structured and negotiated the assignment of Rush-Copley’s lease and the application of unused landlord concessions at another building in order to facilitate the master lease.
